EXPO REAL’s October edition gave investable infrastructure a dedicated platform for the first time. Held in Munich from 5 to 7 October, the fair introduced InfrastructureNow alongside its established real estate programme. The organiser’s final report records a particular emphasis on the relationship between buildings and the energy, digital and social systems that support them. 1

The new area’s scope was set out before the event in four fields: energy infrastructure, digital infrastructure, social infrastructure and defence-related facilities. Its examples ranged from energy storage and electricity networks to data centres, schools, childcare and healthcare. A separate forum and exhibition were intended to bring developers, operators, investors and financiers into these overlapping conversations. 2

For design, the implications begin at the scale of a brief. A building’s proposed use depends on conditions beyond its walls. The capacity of an energy connection, the availability of nearby services and the relationship to transport can influence what a development is able to offer. Treating these as early design questions makes the proposition for a site more complete.

The fair’s final report places that expanded agenda within a cautious market. It describes renewed project evaluation alongside demanding financing conditions, high construction costs and regulatory obstacles. Housing discussions included the reuse of buildings, additional storeys, modular delivery and more efficient use of space. Infrastructure was presented within this wider search for workable development strategies. 1

The useful shift is one of attention. An attractive building and a functioning neighbourhood require different kinds of coordination, and a project brief can acknowledge both. A school, a power network or a healthcare facility introduces its own delivery timetable and operating requirements. Those relationships need to be understood alongside the visual and spatial ambitions for a development.

The September introduction to InfrastructureNow also identifies partnerships and financing models as part of the forum’s remit. This gives the October launch a practical dimension: the participants needed to carry a project forward extend across several sectors, each with a different view of risk, responsibility and time. 2

For architects, the practical implication is a wider circle of people involved before a plan is fixed. Energy providers, operators and public bodies each hold information that can change the brief. EXPO REAL’s new platform makes that overlap more visible. A development can then be considered together with the systems that will keep it working after construction is complete.
